Staging is a proven first step in readying your property for sale. Most savvy realtors partner with a professional stager before the photos are taken and before the asking price has been set. We have personally seen an agent increase the asking price by as much as 20% after the staging was complete.
Nationally, staged homes sell for 7-10% more and spend 50% less time on the market compared to their neighbors.

Staging Report:
The first step in working with Idea Design is a phone consultation with the homeowner. Idea Design will thoroughly and professionally present to the homeowner the process to stage a home for resale. Idea Design will arrange a time to meet at the listing in order to tour the home and take exterior and interior photos. At this meeting, ideas are being formulated to present the home in the best light, room by room. We are considering all existing architectural and design features. Idea Design will create a plan that limits visual distractions, opens up the space, and creates memory points. Within 3 business days of the meeting, Idea Design will deliver a detailed report for the homeowner to begin the transformation of their home and readying it for their target market.
Open House Blitz:
Idea Design will spend several hours with the homeowner’s assistance and transform the interiors immediately. This is beneficial to the willing homeowner who wants immediate gratification, may be under a time constraint, and is able to perform some of the work themselves. Idea Design will perform as much staging as is physically possible in the time frame agreed upon with the homeowner. This may include: moving furniture, creating focal points with existing artwork and accessories, reducing personal items, and detailed recommendations for further action items.
Staging Bid:
When a listing is vacant, or a seller has a furnished home but is unable to implement the staging on their own, Idea Design will do the work for you. We will create a staging plan as outlined above and a customized bid detailing room by room recommendations. We will prioritize projects to be most cost-effective for the client and deliver the most impact to potential buyers. Idea Design can do as little or as much as a budget will allow. The plan may include some or all of the following: rental furniture and accessories, painting or carpentry services, and packing/storage services. We will create a bid within one week and present to seller or agent.
